The cost of a loft conversion, and the effect on property value, can vary considerably dependant on the planned conversion and on your propert itself.
It is extremely important to ensure that your plans for a loft conversion comply with Building Regulations; otherwise the work will not get underway, or remain unfinished if you have already started. It is therefore a good idea to seek advice from a surveyor, an architect, or a structural engineer
Velux and Dormer are the two basic forms of loft conversion, and they get their names from the type of window that is installed to fit the conversion style.
A Velux is a conversion of the loft as it is, whilst the Dormer conversion involves an extension onto the roof to create a more standard ‘room’ shape.
In some UK counties side gables are not permitted by the local authority, leading to side dormers being built instead. It is worth noting that a Dormer gives a new and higher view from your property and likely into neighbouring poperty, so you will most likely require planning permission.
Cellar conversions
A cellar or basement conversion is relatively much easier to do yourself in comparison to the more complex loft conversion or an extension which , unless you are qualified, requires a professional builder. As basements rest on solid foundations, less strengthening and structural work is needed. The main thing to be aware of for basement conversions is the risk of damp. You can get round the damp problem with de-humidifiers and good damp coursing.
