You could manage a small project yourself. However, on larger projects it is advisable to employ a main contractor to supervise the whole project for you. The main contractor is then responsible for all aspects of the work and you will only have to deal with one person.

When choosing a contractor; get more than one quote; make sure each contractor is quoting for exactly the same work; get references and follow up on those references. It is also advisable to find out if the contractor is a certified member of their trade association. 

When you have found a contractor and before embarking on your project you should agree a timescale and any last minute alterations or extras. Items which arise as the contract progresses can be very expensive so make sure you ask for a written quote before the work is done. Finally you must agree the terms of payment that are satisfactory to both you and your contractor. For projects in excess of £15,000 it is advisable to enter into a contract such as JCT 05 Minor Works Building Contract (or similar).

Payment

Agree the final price before work starts so that you know exactly what the cost will be from the very beginning and ensure the price quoted includes VAT, if applicable.

• Only pay a small deposit prior to the commencement of the works.

• Agree stage payments. This involves you paying your contractor predetermined sums of money at set stages of the work. 

• Hold a small retention upon completion. This will allow you to make sure that everything has been finished to your satisfaction and that everything is working; at which point you can pay the final balance to your contractor.
